Think of it as the first step in getting a sense of how much home you can afford \u2014 and, more specifically, how much you can finance.<\/p>\n<p>The prequalification process is simpler than the preapproval process, and unlike a preapproval, it generates what\u2019s known as a \u201csoft\u201d inquiry with your credit, not a \u201chard\u201d inquiry. For this reason, a mortgage prequalification will not impact your credit score. Such soft inquiries don\u2019t show up on your credit report, so they won\u2019t affect your credit score. On the lender\u2019s end, they see a snapshot of your credit history.<\/p>\n<p>In contrast, a hard pull is a more formal, more detailed inquiry for which the borrower must give permission. Lenders conduct hard pulls when they consider you for mortgage preapproval, which is a more thorough process. A hard pull shows up on your credit report and can cause your credit score to decrease (but not very significantly).<\/p>\n<p>Even multiple hard pulls by mortgage lenders might not impact your credit score that much, provided they\u2019re all done within a relatively short timeframe. Credit bureaus figure you\u2019re shopping around for the same mortgage \u2014 as any smart home-hunter should \u2014 and won\u2019t ding you for multiple applications done within a 45-day window.<\/p>\n<h3><strong>How long are prequalifications good for?<\/strong><\/h3>\n<p>Don\u2019t worry about how long your prequalification will be good for \u2014 they don\u2019t expire. When you prequalify with a lender, it will issue you a letter specifying how much the lender is likely willing to let you borrow. Once the lender has this information, it might inform you about the different types of mortgages that fit your situation and potentially any first-time homebuyer programs or assistance you qualify for.<\/li>\n<li>\n<strong>Becoming more attractive to sellers: <\/strong>A prequalification can put you in a \u201cmore competitive position in the bidding process,\u201d says Robillard. Some sellers might request a prequalification letter before they\u2019ll let you see the property, especially in more in-demand markets.<\/li>\n<\/ul>\n<h3>Cons<\/h3>\n<ul class=\"wp-block-list\">\n<li>\n<strong>Not a guarantee: <\/strong>The purpose of prequalification is to provide a general estimate of how big of a mortgage you might qualify for.
