Based on a 20% down payment and a 6.30% mortgage rate, the monthly payment of $2,026 amounts to about 23% of the typical family\u2019s monthly income.<\/p>\n<p>\u201cWith more housing inventory coming online and home prices starting to level off, this remains a promising environment for those looking to buy or refinance,\u201d says Samir Dedhia, CEO of One Real Mortgage.\u00a0\u00a0<\/p>\n<h2 data-position=\"3\" data-beam-element-viewed=\"\" data-id=\"br-h2-3-onpage-placement\" data-type=\"h2\" data-location=\"Editorial\" data-name=\"h2_all\" data-text=\"What will happen to mortgage rates in 2026?\" data-outcome=\"\">What will happen to mortgage rates in 2026?<\/h2>\n<p>All eyes in the mortgage market were on the delayed release of third-quarter gross domestic product (GDP) numbers. That report came Dec. 23 from the Commerce Department, which said the U.S. economy expanded at a surprisingly strong 4.3% in the summer months.<\/p>\n<p>What does that mean for mortgage rates? The old saw is that good economic news boosts mortgage rates, while bad economic news pushes them down.<\/p>\n<p>\u201cAs good economic news is released \u2014 such as the 4.3% GDP numbers prior to the government shutdown \u2014 money will flow back into the stock market and away from bonds,\u201d says Derek Egeberg, senior loan officer at MortgageOne in Yuma, Arizona. \u201cWatch for rates to increase over this entire holiday season as investors still see opportunities and gains in the stock market and less of a need to shelter money in bonds, aka mortgages.\u201d<\/p>\n<p>The Mortgage Bankers Association is similarly optimistic about the U.S. economy \u2014 and pessimistic about mortgage rates. While some housing economists expect 30-year mortgage rates to dip below 6% in 2026, the trade group sees a growing economy and stubborn inflation, and therefore expects mortgage rates to hold at 6.4% for the entire year.<\/p>\n<p>Ken Johnson, a finance professor at the University of Mississippi, draws a similar conclusion: \u201cThe long-term picture is not very rosy for an improving mortgage rate environment.\u201d<\/p>\n<ul class=\"Accordion w-full align\">\n<li x-id=\"['panel-methodology', 'heading-methodology']\" x-data=\"{ expanded: 0 }\" class=\"Accordion-item\">\n<button class=\"Accordion-titleContainer py-4 px-3 sm:px-6 group sm:py-6\" type=\"button\" :id=\"$id('heading-methodology')\" :aria-controls=\"$id('panel-methodology')\" :aria-expanded=\"expanded ? true : false\" x-on:click=\"expanded = !expanded\" :data-outcome=\"expanded ? We\u2019ve conducted this survey in the same manner for more than 30 years, and because it\u2019s consistently done the way it is, it gives an accurate national apples-to-apples comparison. Our rates differ from other national surveys, in particular Freddie Mac\u2019s weekly published rates.
